The Thesis

Owning the Booking Channel Is the Business

Most rental operators rent their customers from a platform and pay for the privilege on every stay. We built the platform instead. Each city gets its own booking site, its own guest list, and its own search presence. Assets that compound whether or not we own the house behind them.

Demand We Don't Rent

Guests find and book on our own city platforms. No listing fees skimmed off the top, no algorithm deciding whether a home gets seen this month, and the guest relationship stays ours for the next stay.

Two Ways to Fill a Home

Homes we own, and homes owned by others who list on the platform for a flat monthly fee. Supply scales without capital, and subscription revenue recurs whether or not a given home books.

Three Revenue Modes

Nightly stays, furnished monthly stays for medical and travel-work guests, and traditional leases as the floor. When one channel softens, the home moves to another rather than sitting empty.

White Door Properties, LLC operates live direct-booking platforms in three markets, Columbus, Georgia; Cleveland, Ohio; and Chicago, Illinois, each with its own site, availability engine, rate management, and booking flow already handling real guest requests.

The company is led by a licensed real estate agent, which is how homes reach us before they reach the open market, and how acquisition and owner recruitment run without paying for either.

An interest in White Door Properties itself, the platforms, the brand, the management book, and the technology across every city we enter. Longer horizon, tied to how far the model travels rather than to any single house.

Property Acquisition

Funding specific homes we buy, renovate, and operate, structured as notes secured against the property itself and recorded like a bank's lien. Defined term, defined collateral, tied to houses you can drive past.

The Discipline

A Buy Box We Don't Break

Every acquisition has to clear a maximum price by bedroom count that we derive from the numbers, not from what a seller is asking. The test is whether the home still covers its obligations in our worst-case scenario. Leased conventionally, with no short-term premium at all. If a house only works when everything goes right. It doesn't work.

That single rule is why we walk away from most of what we look at, and it is the first thing we show anyone who asks how we underwrite. The full model, with every assumption visible and cited, is part of the information package.
